SPECIFICATIONS AND DESCRIPTION OF MATERIALS & SERVICES

 

1.       The General Contractor of Record will be responsible for all sub-trades.

 

2.       The General Contractor of Record will be responsible for the removal of all construction debris and dumpster fees.

 

3.       The General Contractor of Record will keep site clean of construction debris at all times and maintain a Port-A-Let on site during the construction, if required by local jurisdiction.

 

4.       The General Contractor will clean dwelling prior to the punch list inspection (Windows, Doors, Floors, Including Carpet).  Also all trash and debris will be removed from the job site, and all on site improvements completed.

 

5.       The General Contractor of Record will provide all necessary permits pertaining to contract.

 

6.       The General Contractor of Record will provide certification of soil treatment of the foundation area prior to the second draw.

 

7.       Contractor shall provide a foundation survey to the Customer prior to the second draw.  (Contractor will have lot lines determined for proper set back requirements for local jurisdictions)

 

8.       TURN KEY JOB:

          The Contractor is to provide all Labor and Materials necessary to complete the Residence per Plans, Specifications and Local Codes. (Turn Key Job)

 

9.       FOUNDATION: (STEM WALL)

          The floor level is to be at proper elevation to allow plumbing utilities to drain to septic tank and to local codes as to prevent flooding.  FLOOR ELEVATION, AT ALL POINTS, TO BE A MINIMUM OF 12” ABOVE THE CROWN OF ROAD AT ALL POINTS OF THE SLAB OR ABOVE FLOOD ZONE DETERMANITION BENCH MARK.  (Contractor will meet any & all requirements on required floor elevation that requires flood elevation certificate.  Contractor will provide stem wall construction of front porch or garage if applicable, with porch or garage slab 4” below main slab level.

 

 

 

10.     DRYER VENT:

          The Contractor will install dryer vent on outside wall, provide & install a through the wall vent kit or thru the roof in the appropriate location.

 

11.      MASONRY:    

          Concrete masonry units will be hollow in accordance with ASTMC 90 and

Will have a minimum net area compressive strength of 1900 psi.  Mortar mixes will

          Be in accordance with adopted building codes.  Mortar head joints will be 3/8”.

Lay when temperature is 40 degrees F. or more.  All homes will have

Pre-cast approved sills at all doors and windows.  Window sills will project

½” minimum to the exterior from the finished wall line.

 

12.      STUCCO:

Construct raised Quoins on front corners or raised Bands on all sides facing roadways

          Or as shown on plans. Quoins to be 12”x12”x1/2 & 8”x8”1/2” with 1” inch

Spacing. Band to be 6” wide x 1/2” inch thick. Quoins and Bands will have raised

Galvanized metal framing. Do not place Quoins or bands that will interfere with

The screen porch channels. Contractor will stucco entire exterior on all masonry walls

          And columns, ½” thickness (Scratch Coat & Finish Coat) exclusive of texture finish.

 

 

13.     CONCRETE SLABS: (AT ENTRANCES, RAMPS & STOOPS)

          The Contractor will furnish ramps, slabs and steps, if necessary, at the front and rear entrances and any other area that may be mentioned or as shown on the plans (concrete to be 2500 psi with 4” slump).  Also, if applicable, the Contractor will provide wood handrails if necessary to meet local codes, Florida Accessibility Code and comply with A.D.A.

 

14.     ROOF VENTS:

          Contractor will furnish and install Ridge Vents or Off Ridge Vents necessary for proper attic ventilation per local codes.

 

15.     ROOFING:

          Contractor will furnish and install Timberline 30 Asphalt Architectural Shingle (OR EQUAL) nailed as per manufacturer’s specifications to wind warranty over one (1) layer of 30 lb. felt dry-in, and will have self-seal strips or be interlocking and comply with ASTM D 225 or ASTM D 3462, of Florida Residential Code 2004.  Starter strip to be set in full bed of plastic roofing cement.  Roof deck shall be minimum 7/16” O.S.B. (no particle board).  Note: Use wide style aluminum eve drip (white)

 

 

 

16.     ROOFING WARRANTY:

          Contractor will provide the owner the shingle warranty upon completion of the roofing of the new dwelling.  Warranty shall be filled in by the Contractor of Record.

 

 

 

17.     SOFFIT & FASCIA: (WHITE IN COLOR)

          Furnish and install vented vinyl soffit system to include aluminum fascia.  Porch ceiling when applicable to receive solid vinyl panels, installed over 1” X 4” furring strips 16” on center.

 

18.     WINDOWS:

          Contractor will furnish and install insulated glass single hung aluminum windows as per plans and codes.  DOUBLE PANE for the southern region. White in color.  Note:  At least one (1) window in each bedroom must meet egress codes.  Note:  All windows to be caulked to buck strips prior to stucco, using silicone base caulk.  Note:  Contractor will furnish and install Colonial Windows on Front of house and 1 over 1 on sides and rear.

 

19.     DOORS:

          A.)  FRONT DOOR:  Furnish and install metal or fiberglass insulated 6 panel pre-hung door unit, complete with necessary hardware, trim, brick molding, handicap threshold and peep sight.  (MAG 1/2” diameter super door viewer).

 

          B.)  REAR OR SIDE DOOR: Furnish and install metal or fiberglass insulated 6 panel pre-hung door unit, complete with necessary hardware, trim, brick molding, crash chain, handicap threshold and peep sight.  (MAG 1/2” diameter super door viewer).

 

          C.)  BEDROOMS: Furnish and install Jeld-Wen (Masonite 6 panel pre-hung door units) to size and location as per plans.  Also furnish and install hardware and door stops.  Note:  use base or floor mounted stops when possible. 

 

          D.)  CLOSETS:  Furnish and install Jeld-Wen (Masonite panel as per plans including trim and hardware to match bedroom doors).  Including Bi-Fold.

 

20.     DOOR LOCKS:

          All exterior doors to receive Kwik-Set Locks & Dead-Bolts or equal, with interior thumb bolt.  All exterior locks to be keyed alike.  Interior passage and privacy sets to be Kwik-Set.

 

 

 

21.     SCREENED PORCH IF APPLICABLE:

          Models: 1201, 1213, 1232, 1233, 1257, 1518 Std. with Screen front porch.

          Contractor will furnish and install fiberglass screen set in aluminum channel on the front porch in white, channel complete with screen door and a 16” kick panel at bottom.    

 

22.     DRYWALL:

          All interior walls and ceilings to be knock-down texture primed and painted.  Two (2) coats of interior grade latex based paint.  NOTE:  Contractor will furnish and install 1/2” drywall on all walls and 1/2” ceiling rated drywall on all ceilings.

 

 

23.     TILE:

          Contractor will furnish and install ceramic tile, above the tub areas to ceiling over Duro Rock and install green board on ceiling over tub areas.  Include a 2 piece ceramic accessory set (1 soap dish and 1 towel rod).  Homeowner has choice of color and either 4x4 or 6x6 standard ceramic tile.

 

24.     WINDOW SILLS:

          Contractor will furnish and install marble window sills, 5/8” thick as per plans.

 

25.     TRIM MOLDINGS:  TO BE PROPERLY MITRED AND CAULKED TO PROVIDE PROFESSIONAL APPEARANCE

          1.  Base 9/16” X 1 ¼” finger joint (colonial style)

          2.  Casing 2 ½” finger joint (colonial style)

          3.  Shoe Molding at all vinyl locations and properly caulk to the vinyl

          4.  Brick Molding on all exterior doors

 

26.     SHELVING:

          Contractor will furnish and install vinyl clad shelving as per plans with center supports if span is more that 48”

          Clothes Closets: One (1) shelf with built in clothes rod

          Linen Closets:  Four (4) shelves

          Utility Room:   Shelves as per plans

 

27.     PAINTING:

          Owners Choice of Colors (Neutral Colors Only) One color of wall and one color of trim throughout.  Sherwin Williams or equal

 

          A.) Exterior Doors:  To receive two (2) coats of semi-gloss latex paint.

 

          B.) Ceilings, Walls, and Trim:  To receive two (2) coats of satin finish latex.  Sprayed and back-rolled (One Basic Interior Color for Walls and One for Trim)

          Note:  ALL ceilings to be painted white in color satin finish.

 

          C.) Exterior Masonry Walls:  All exterior walls are to be painted with two (2) coats of satin finish exterior latex house paint. Sprayed and back-rolled.

 

          D.) Interior Doors:  All doors to be sanded and receive two coats of semi-gloss latex paint on all 6 sides.

 

          E.) Closet Doors:  All bi-fold closet door units to be painted with semi-gloss latex paint on all 6 sides.

 

          F.) Floor:  (Front and Rear Porch If Applicable) Contractor will paint with 2 coats of latex exterior concrete deck paint.  (Light Grey in Color)

 

28.     CABINETS:  Owner’s choice of colors and style in spec. Cabinets (see at Office)

 

          A.) Base:  Furnish and install as per plans, factory built solid wood cabinets, varnished inside and outside.  OR shop built mica laminated plywood cabinets white mica laminate inside, drawers included.  Include hardware if applicable.

          Note:  No Particle Board

 

          B.) Upper:  Furnish and install as per plans, factory built solid wood finished cabinets, varnished inside and outside.  OR shop built mica laminated plywood cabinets white mica laminate inside, drawers included.  Include hardware if applicable.  Note:  No Particle Board

         

          C.)  Bathroom Vanity:  Furnish and install as per plans, factory built solid wood finished cabinets varnished inside and outside, or shop built mica laminated plywood cabinets, with white mica laminate inside.  Including hardware if applicable.  Note:  No Particle Board

 

D.) Counter Tops for Kitchen & Vanity:  (Owner’s Choice of Mica)

          Contractor will furnish and install as per plans mica laminated top and back splashes using ¾” plywood (cabinet grade) with owner’s choice of mica.

 

29.     MEDICINE CABINETS & MIRROR:

          Contractor will furnish and install recessed medicine cabinet on side wall to vanity.  Contractor will furnish and install full mirror over vanities in bathroom, same width as vanity, height from top of back splash to base of light fixture.

 

 

 

30.     CENTRAL HEAT AND AIR CONDITIONING:  (Heat Pump System)

          Contractor will furnish and install Bryant or equal central heat & air conditioning system with a 13 SEER or greater with 5 KW Emergency Heat.  Contractor will furnish and install a main trunk duct system properly sized for unit, and rooms, installed per plans and codes. It is the responsibility of the Contractor to provide access opening to air handler, install air handler on platform inside closet or in attic per plans, provide a sealed chamber if in closet, filtered per plans, install return air vents to new codes, install condensate drain lines to outside, gravity fed, no pump.  RETURN AIR MUST BE NO CLOSER THAN 10’ TO ANY COOKING APPLICANCE.  LOCATE RETURN AIR AS INDICATED ON PLANS.

 

 

31.     INSULATION:

          A.) Attic:  Contractor will furnish and install blown insulation with a minimum R-Value of R-30 in ceiling.  If Florida Energy Calculations require a higher R-Value, then contractor must meet this requirement.  Contractor will install insulation baffles, to allow ventilation of attic area.

 

          B.)  Walls:  Contractor will furnish and install ¾” R-5 Insulated Sheathing on interior of all perimeter block walls. It is the responsibility of the Contractor to certify the R-Value of the insulation either from the insulation contractor or the manufacturer.

 

32.     FLOOR COVERING:

          Contractor will furnish and install carpet with pad, vinyl or V.C.T. in the living area of house with the owner’s choice of one (1) color and style of each of the above, with a $17.00 per square installed price.

 

33.     APPLIANCES:  (General Electric or Equal) White in color.

A.)  G.E. Range Model # JB62DMWW 30” free standing Smooth Glass Top (white in color)

 

B.)G.E. Refrigerator 18.2 Cu. Ft. Model # GTH18IBXWW (Energy Star), white in color, including crisper drawers, complete with Model # M906 Ice maker.

          C.)  G.E. Microwave:  Over the range oven, 1.4 cu. ft. capacity – 950 watts, turntable.  Model # HVM1540DNWW or equal.  (White in color) It is the responsibility of the Contractor to pre-wire electrical connections for the microwave.

 

34.     PLUMBING:

          A.)  Kitchen Sink:  Contractor will furnish and install Pro-Flo or equal 33” X 22” double compartment stainless steel sink, with Delta #DE400 single lever control with sprayer or Equal, install complete to codes.

 

          B.)  Toilets: (Bathroom): Contractor will furnish and install PRO-FLO TALL ELITE or equal (A.D.A. COMPLIANT) white in color, complete, including tank, seat, and shut off valves, installed to codes.

 

          C.)  Tubs or Shower: (Bathrooms) Contractor will furnish and install Standard 5’0” steel tubs Pro-Flo or equal white in color complete with Delta # DT13420 or equal single lever anti-scald valves with shower heads or Bathcraft Fiberglass Shower unit white in color with Delta DT13220 or equal single lever anti-scald valves with shower heads.

 

          D.)  Lavs:  (Bathroom):  Contractor will furnish and install 19” steel lavatory Pro-Flo or Equal, white in color complete with Delta # 520 or Equal single lever valve.

 

          E.)  Hose Bibbs:  Contractor will furnish and install two (2) ea. Outside hose bibs one (1) in front of house and one (1) in rear.  Each hose bibb shall have a vacuum breaker attached.

 

          F.)  Washing Machine Hook Up Box:  Contractor to furnish and install a recessed washing machine hook up box complete with supply lines and drains as per local code.

 

          G.)  Water Supply Lines:  Contractor will furnish and install all water supply lines in CPVC under the slab.

 

          H.)  DWV Piping:  Contractor will furnish and install all drain, waste and vent piping, and shall be SCHEDULE 40 PVC.  All vent piping to be in walls and not exposed or in cabinets.

 

          I.)  Accessory Sets:  Contractor will furnish and install a 5 pc. Accessory set including toilet paper dispenser, 2 towel bars, 1 soap dish, and 1 tooth brush holder per bath room.  Mount the paper dispensers on end of vanities where possible.

 

          J.)  Shower Curtain Rods:  Contractor will furnish and install white metal shower curtain rods attached to wall type.

 

          K.)  Ice Maker Line:  Contractor will furnish and install ice maker line to refrigerator including shut off valve.

 

35.     WATER HEATER:

          Contractor will furnish and install Whirlpool 40 gallon (Energy Star) electric water heater (Or Equal), installed to manufacturer’s installation instructions and local codes in the location as noted.  All penetrations of exterior walls created by plumbing lines will be bug proofed with silicone or concrete patch.

 

 

36.     ELECTRICAL:  LOCATE PANEL AS INDICATED ON PLANS

          Contractor will furnish and install electrical system as per plans and codes.

 OVER HEAD ELECTRICAL SERVICE IS STD. FOR ALL HOMES. Under ground services in an option and shall be installed as required by the local jurisdiction and or utility as an option and on a site specific bases.

 

          A.)  Service Panel:  200 Amps. Square D Brand or Equal. 

         

B.)  Ceiling Fans & Light Fixtures:  Contractor will furnish and install 48” ceiling fans with light kits, HAMPTON BAY, or equal and light fixtures as shown on plans. Include installation costs in contract.  Contractor will furnish and install new light bulbs in all fixtures.

 

          C.)  Door Bell:  Contractor will furnish and install door bell unit complete containing a low voltage transformer, power connection, chime and front door button.

 

          D.)  Telephone Jacks:  Contractor will furnish and install at the owners preference of location two (2) telephone jacks, also includes the pre-wire.

 

          E.)  T.V. Cable or Antenna:  Contractor will furnish and install at the owners preference of location two (2) jacks, also includes the pre-wire.

 

37.     FINISH GRADING & SOD

          Contractor will fill and grade lot, furnish and install 4,000 square feet of Bahia Sod, lay and smooth.  Special Attention should be given to make sure that there will be proper grade away from house to provide proper drainage.  Grade slopes away from house 6” vertically for every 10’ horizontally.
